Transport and transfer hubs (TTHs)

 

The famous architect Lev Kekushev can be called the progenitor and ancestor of all transport and transfer hubs (TTH). For Savva Mamontov, he designed 17 stations on the Vologda-Arkhangelsk railway. Each station was not only a train station, but also included a lot of related buildings, some even had schools.

In 2021-2023, 33 transport hubs are planned to be built in the capital. Now the TTH as an infrastructure object is necessary and important, since a modern transport system should provide more than a stop or transfer point. TTHs are conditional hubs or points of multifunctional use, where people can have time to do something more than just come and go. This is important from the point of view of infrastructure and social part.

From the point of view of the efficiency of commercial real estate, namely commercial real estate, TTHs may be of interest to investors. The main factor in this issue will be the location of the TTH. This is due to the fact that the traffic of people on the TTH is poorly converted into direct customers of the shopping center, because this traffic runs through, it is through. Therefore, the main element of the success of commercial real estate within the TTH will be its proximity to multi-storey residential buildings. If this is not the case, then the maximum that will be possible is the placement of a small number of small retail facilities to meet the demand of consumers for related products, kiosks and mini-markets.

Combining a TTH with a shopping center may not add a full-fledged traffic and normal conversion to the shopping center, unless there is a multi-storey residential development nearby. But residential complexes in the TTH affect not only the development of the urban environment, but also have economic feasibility. New buildings attract buyers, and buyers attract new investors who are needed for the construction and improvement of transport hubs. In fact, it is with the help of housing that it is possible to attract third-party investments to the TTH.

Russian Railways has already officially announced the development of a new program, the task of which is to transform railway stations into points of attraction and multifunctional spaces.

Currently, the most successful and promising TTHs are those located in locations with high business activity, in the concentration of residential complexes. These are the “Delovoy tsentr”of the Moskva-City MIBC, “Ploschad Gagarina” – “Vavilova, 4”, “Donskoe Podvorye”.
