Commercial real estate in Moscow has long proved its effectiveness in terms of a predictable financial model, stable demand and rates; the systematic appearance of new offers. Whereas the St. Petersburg market is sometimes characterized as risky: some areas are not fully studied, the behavior of tenants in a number of locations is not predictable and spontaneous. Is this the case in the niche of street retail, which at the same time attracts the attention of capital investors - experts from R2 Asset Management are trying to figure it out.

The recovery and stabilization of the street retail segment continues. And although the Shopping Index indicator, reflecting the number of visitors per 1 thousand square meters of retail space, turned out to be 6.5% lower in Moscow than the value for the same period of pre-crisis 2019, however, there is an increase relative to 2020.

In recent years, the attitude of developers to the formation of commercial facilities as part of new residential complexes has changed markedly. The main trend has become a more responsible and programmatic approach to the inclusion of street retail in integrated residential development projects. The situation when buyers of apartments in a new residential complex on the first floors of the building were getting three beauty salons standing next to each other at once is almost impossible today.

On August 26, 2021, the opening of the Lenta store in the new format "at home" and the Gorzdrav pharmacy took place in Pirogovo, Mytishchi district, Moscow region (93 Tsentralnaya Street). The lessor of the building is R2 Asset Management, which has signed a long-term lease agreement with Lenta for 10 years.
